Quincy nonprofit plans to tear down 4 homes, build apartments

QUINCY -- A local nonprofit is looking to tear down four single-family homes on Winter Street and replace them with an apartment building with 20 small units.

NeighborWorks Southern Mass -- a nonprofit developer that builds housing for low-income families, veterans and people with disabilities -- plans to meet with nearby residents Thursday to share its proposal for the three-story residential building on Winter Street.

The proposals calls for the demolition of four, single-family homes that the organization already owns and construction of a building with 20, 330-square-foot studio apartments at 54-64 Winter St. The plan includes 20 parking spaces.

The community meeting is the first step in the development process, and no official plans have yet been filed with the city. NeighborWorks declined to provide additional information about the project when contacted this week.

Brad Croall, Ward 2 city councilor, vouched for the organization's reputation.

"NeighborWorks has a notable presence in Quincy Point community and they've been a great company to work with in the past," he said.

The organization has an office on Washington Street in Quincy and has overseen several large affordable housing developments in the city, including two in Quincy Point. The most recent and largest project, called The Watson on East Howard Street, opened last year and has 140 residential units.

"The Watson really is the gold standard of affordable housing," Croall said.

NeighborWorks is also responsible for the Winter Gardens development -- a 24-unit affordable complex that opened in 2012 -- and 1116 Sea St., a two-family home at the former Houghs Neck American Legion Post that houses two veterans and their families.

The meeting on the new proposal will start at 6 p.m. Thursday, Dec. 5 in the lower level community room at Winter Gardens, 45 Winter St. Representatives from NeighborWorks will be there to answer questions and provide details on the plan.
